Why it matters

The case for proactive local oversight.

Remote owners face the same physical perils as local owners, with one structural disadvantage: no one may be there to notice. Local oversight helps close that gap with timely observations, clear documentation, and someone who can be there when you cannot.

What the data shows

Why distance costs money

Four reasons a reliable local presence matters.

Colorado adds its own context. The state ranks among the highest for catastrophic homeowners loss cost, driven by hail — NOAA recorded a $3.0 billion hail event across eastern Colorado on May 31–June 1, 2024 — and freeze-related pipe damage is a standing Division of Insurance consumer advisory.

Detection lag
An occupied home surfaces a drip, an odor or a cold room within hours. A remote or seasonally occupied home can run for days or weeks before anyone notices.
Early mitigation
Insurers and researchers consistently tie lower loss severity to early detection and prompt mitigation. EPA guidance puts the window for wet materials at 24–48 hours before mold becomes likely.
Pre-loss documentation
Colorado's Division of Insurance urges prompt notice, inventories and mitigation after a loss. Periodic timestamped photographs give owners a condition record before the claim, not after.
Information asymmetry
Remote owners cannot cheaply verify a contractor quote, a tenant report, or the true condition of a roof. Third-party documentation narrows that gap.

Clear boundaries

What local oversight can—and cannot—do.

  • No controlled ROI study of oversight-only property check services exists. We do not claim one.
  • The widely repeated "$1 of preventive maintenance saves $4" figure has no verified primary source and is excluded here.
  • Absentee ownership research from Rochester, New York is directionally relevant but is not a study of out-of-state Colorado owners.
  • Sensor and shutoff studies are strong analogs for early detection but are vendor-linked.
  • Vacancy rules and endorsements vary by carrier. LocalKey does not promise insurance discounts, premium savings or a fixed dollar return.
