LocalKey Owner Services range from $199–$349 per home per month, depending on the property and agreed scope. Additional visits and specialized services are quoted separately. Owner Services are month-to-month and may be canceled at any time.

Property care
For the routine maintenance and surprise repair.
Alongside owner representation and oversight, LocalKey handles eligible residential repairs, preventive maintenance, seasonal work, urgent property response, and smaller improvements. Each request is reviewed based on the property, the work, and scheduling.
How it works
- Designate LocalKey as your primary provider for eligible routine work.
- Or keep your own vendors and use LocalKey as a backup and emergency resource.
- Regulated or specialized work still goes to qualified third-party contractors.
- Repair labor and materials are billed separately from Owner Services.

LocalKey is designed as an owner-directed property oversight and coordination service. We focus on physical property tasks such as property checks, documentation, vendor access, and repair verification. We do not currently provide full-service leasing, rent collection, tenant placement, or traditional property-management services.
When necessary for an owner-directed property visit or vendor access, LocalKey may coordinate logistics with an authorized property contact. The property owner remains responsible for the landlord-tenant relationship.
Yes, when authorized by the owner and consistent with property access requirements.
We can visually document the condition of the relevant area after work is completed and provide photographs and observations. LocalKey does not provide engineering, construction, or professional inspection certifications.
Owner Services include a scheduled quarterly property check. Additional visits can be requested as needed.
LocalKey can serve as a local property contact and assist with owner-directed coordination, but it is not an emergency response service. Emergencies requiring police, fire, medical, utility, or other emergency services should be directed to the appropriate provider first.
Property access methods will be established individually with each owner using secure procedures appropriate to the property.
